Yes, you can select from a range of modifications and optional upgrades to make your home uniquely your own.
Beyond these upgrades, any changes you make to your home must fall within our community guidelines. That way, we can preserve the aesthetic appeal of our community.
Will my yard be fenced?
Yes, each home has its own outdoor space with a surrounding fence.
How many homes are in the development?
The community has been specifically designed to feature 167 homes.
Who is responsible for home maintenance?
Homeowners are responsible for maintaining their own homes.
Who maintains the grounds and gardens?
All communal areas are maintained by the Thyme Lifestyle Resorts team.

Costs & fees
What does the ongoing site fee cover and how is it calculated?
The shared recreation facilities like the Clubhouse, pool and cinema are covered by your ongoing site fee, as is the land your home is built on.
The site fee is calculated by considering factors such as your home’s location and the size of your site.
What guarantee or warranty will I receive with my new home?
Every new home comes with a statutory warranty and guarantee relevant to QLD legislation.
All other guarantees and warranties within your home are passed on to you at the time of settlement, or when you move in.
Can I get finance for my home?
Getting a home loan for a land lease property isn’t common. If you’d like to though, we suggest seeking independent financial advice.
However, you might be eligible for government rental assistance through Centrelink. To find out, visit the Services Australia website.

Can I buy my home in the name of a family trust, company or my children’s names?
As part of our Site Agreement, buying into a land lease community must be done in a personal capacity.
Can I rent a home at Thyme Lifestyle Resorts?
Thyme Lifestyle Resorts is a community designed exclusively for homeowners, so homes aren't available for rent.
Can I rent my home out?
As part of your Site Agreement, you must occupy your home. This is the case even if you’re going away for an extended period of time.
Can I include my home in my will?
Absolutely. Just as with any other home, your place at Thyme Lifestyle Resorts forms part of your estate and can be passed on to your beneficiaries. They may choose to sell it, or even live in it themselves if they fit the community eligibility criteria.

Are pets allowed?
As Thyme Lifestyle Resorts’ philosophy is for you to be in your element, we’re more than happy to welcome pets.

Are visitors allowed to stay and/or use the recreational facilities?
Absolutely. We not only encourage your loved ones to visit, but they can also stay with you short-term. While they’re here, they’re more than welcome to use the recreational facilities on offer.
We just ask that all guests respect and follow the community guidelines set out in the Site Agreement & Rules.

How does land
lease work?
A flexible way to home ownership
All Thyme Lifestyle Resorts are master planned land lease communities. This is a home ownership style where you own your home and lease the land it sits on, which is covered by a weekly site fee.
This model gives you full access to the community’s recreation and leisure facilities while claiming Commonwealth Government Rent Assistance, if eligible. As this assistance can cover a significant portion of your weekly site fee, land lease living offers an affordable, secure, and vibrant lifestyle for over-50s.
Less fees, less stress
Beyond the weekly site fee, there are no extra costs outside of typical home ownership expenses. You’ll cover the usual utilities and services such as water, electricity, sewerage, internet, phone, and home insurance, just as you would in any other home.
You also won’t pay stamp duty, council fees or other government charges.
Home ownership, made clear
Your home remains entirely yours and it can be sold at any time, either with our assistance, through an external agent, or on your own. It also forms part of your estate and can be passed on to your beneficiaries. If they meet the community criteria, they may even choose to live in it themselves.
